TRACTS 1 & 2   Offered at 10:30 A.M.
Warrensburg Community Center, 445 E. Gay St.,
Warrensburg, MO

Directions to Community Center: Take Exit #49 at the Jct of I-70 & Hwy 13 (Higginsville/Warrensburg) and turn left. Proceed south on Hwy 13 approximately 16.3 miles into Warrensburg, MO to E. Gay St. Turn left and go approximately .4 mile to the Warrensburg Community Center located at 445 E. Gay St.

Tract 1

REAL ESTATE is described as 240 acres m/l in Township 46N, Range 24W, Sections 7 & 8 in Johnson County, Missouri and is located northwest of Knob Noster, MO. This level laying property, with excellent timber and tremendous hunting, has Clear Fork  Creek running through a large portion of the northern acres. 

FSA determines there to be approximately 172.6 acres of cropland with the remainder in draws and timber. Base acres are as follows: Corn, 127.3; Soybeans, 48.0 with 175.3 in total base acres.

Directions to Tract 1: At the Montserrat Exit at Hwy 50 & Route P, take Route P north 1.2 miles to Johnson County Road 250. Go east .8 mile to farm.

REAL ESTATE is described as 140 acres m/l in Township 47N, Range 25W, Section 14, in Johnson County, Missouri and is located west of Valley City, MO. This property,  containing mature timber and abundant wildlife, has Black Jack Creek running through it.  Johnson County Road 501 borders the west boundary line with County Road 541 bordering  the east boundary line. 

FSA determines there to be approximately 80.8 acres of cropland with the remainder in draws and timber. Base Aces are as follows: Wheat, 4.4; Corn, 49.8; Grain Sorghum, 2.6; Soybeans, 21.2, with 77.9 in total base acres.

Directions to Tract 2: From Warrensburg, MO take Hwy 13 north 6.5 miles to State Route E. Turn right on Rt E and go east approximately 5.5 miles to County Road 501. Turn right on Co Rd 501 and go south approximately .7 of a mile to the beginning of property on the left.

10% down from the successful bidder day of sale with immediate possession for farming purposes!  The balance of the sale price to be due at the closing within 30 days.  Seller will provide title insurance and 2008 taxes to be paid by the Buyer as they will receive the 2008 income.  The sale contract will have NO contingencies.

This property has  level laying non-highly irrodible cropland, mature trees, with excellent hunting. East Fork of  Crooked River runs along the northern boundary line. 

FSA determines there to be approximately 7.2 acres m/l of CRP with an annual payment of $682.00.

Tract 2

REAL ESTATE is described as 239 acres m/l located in Township 54N, Range 27W, Section 29, in Ray County, MO, and is located south of Taitsville, MO. This level laying  non-highly erodable property with mature trees has the East Fork of Crooked River running  through it providing abundant wildlife for hunting purposes. 

FSA determines there to be approximately 33.8 acres m/l of CRP with an annual payment of $2011.00.

Tract 3

REAL ESTATE is described as 101 acres m/l located in Township 54N, Range 27W, Section 30, in Ray County, MO, and is located south of Taitsville, MO. This tract, located on  the west side of Bollinger Road has level laying non-highly erodable cropland and mature  trees. 

FSA determines there to be approximately 7.3 acres m/l of CRP with an annual payment of $580.00.

On Tracts 1, 2 & 3  FSA determines there to be 122.4 base acres of Corn and 134 base acres of Soybeans with Total Base Acres of 256.4.

Directions to Tracts 1, 2 & 3: From Richmond, MO take Hwy 13 north approximately 10 miles to State Road V. Turn right and go east approximately 4 miles to Bollinger Road. Turn right and go south 1.5 miles to the farm which is located on both sides of Bollinger Road.

Folks, we are offering 3 super nice farms that were purchased by the late Ray and Shirley Bollinger many years ago. They have always had good tenant farmers on this land that took care of these farms as they were their own. These tracts were assembled by the Bollinger Family as farms that would produce income and also provide recreation.
