342.27 ACRES of REAL ESTATE in 5 TRACTS

Tracts 1 to 5 have a total acreage of 340 acres and all lies at the east edge of Marceline, MO on Hwy. WW just 1/2 mile east of Hwy. 5 in Twp 57N, R18W, Sections 27 and 28 in Linn County.

There is a total of 290.6 acres currently enrolled in CRP on Tracts 1 to 5 at $55.00 per acre for a total annual payment of $15,983.00 that expires 9-30-2010. The new buyers will receive the 2010 payment on a pro-rated basis as determined by the acres enrolled on each tract. This process will be done by the Linn County FSA Office after the land is sold and closed.

The mineral rights have been deeded off Tracts 1 to 5 and are not to be considered as a part of this transaction.

A new survey has been commissioned and paid for by the sellers on all 6 Tracts. We will adjust the final acreage amounts to reflect the exact acreage determined by the survey when it is completed.

Tract  1

Has 40.43 acres and has frontage on Hwy. WW. It will be accessed by a shared driveway in the southeast corner of the tract. This tract is just 1/2 mile east of Hwy. 5 and is primarily open and in CRP. It over looks a beautiful lake to the west and has some great building sites.
 

Tract  2

Has 39.05 acres and frontage on Hwy. WW on the south side and frontage on Linn County Road Mimosa on the east side. It will have access to Hwy. WW through a shared driveway in the southeast corner of the tract. This tract is primarily all open and currently in CRP. It is gently rolling and has a nice size pond that is well stocked. There are several good building sites on this tract.
 

Tract  3

The largest of the 5 tracts. This tract consists of 104.98 acres that fronts on Linn County Road Mimosa to the east. This tract is basically all open and currently enrolled in the CRP program. It is gently rolling with some wooded draws coming in on the north side. This tract has some beautiful building sites and just enough woods to provide some cover for deer and turkey.
 

Tract  4

Has 81.72 acres that lies just north of Tract 3 and east of Tract 5 with frontage on Linn County Road Mimosa Drive. This tract is enrolled in CRP and it has a wooded draw on that runs from the southwest corner in a northerly direction that will provide some great habitat for deer and turkey.
 

Tract  5

Has 76.09 acres that lies at the end of Minor Road which is a mile north of Hwy. WW on Mimosa Road. This tract is gently rolling and enrolled in CRP. This tract has a lot of privacy with a wooded draw on the east side and in the southeast corner that provides cover for the native wildlife. Tract 5 has a beautiful view of the large lake just to the west.
 
All five Tracts 1 to 5 lie in one location and make a great opportunity for anyone who wants to buy a beautiful piece of property in the country and yet have access to the city of Marceline and blacktop roads just minutes away. These tracts offer a chance for someone to expand their current row crop or cattle operation.

We will be using Multi-Par, the computer-enhanced method of selling real estate, to sell the Ostmann property. This process gives the bidders the opportunity to bid on individual tracts of property, combinations of tracts or the entire offering any time throughout the course of the auction.
 

PROPERTY LOCATION for TRACT 6:
From Browning, MO take Hwy. MM west 4.6 miles to Linn County Road Delta Drive, turn left and go south 3/4 mile to the junction of Delta Drive and Doe Drive, turn left and go to the first place on the right. (Basically just across the road from the junction of Delta and Doe Drives)

 

Tract  6

Has 81.08 acres located in Twp 60N, R 2W and Section 15 in Linn County. This tract has 45.7 acres enrolled in CRP at $53.52 per acre for a total annual payment of $2,446.00, this contract expires on 9-30-2012. This tract has frontage on Doe Drive, it is about half open ridge tops and the other half is covered with mature wooded draws and fence rows. This tract really provides some peace and tranquility with lots of good building sites and plenty of incredible hunting.
 

There will be a clause in the contract that will bind the new buyer(s) to the current CRP contracts.

Since the seller is giving all the 2010 CRP payment to the new buyer(s), the new buyer(s) will be responsible for the 2010 property taxes.

The trustees are selling this property in order to make cash distributions to the beneficiaries and are very motivated to sell the property. However the land will be sold with the right of the seller's confirmation of the final bid.
 

TERMS:  Terms will be 10% of the final approved bid price paid on the day of the auction and the balance and possession in 30 days. The sellers will provide a title commitment and pay for the title insurance.
