two large commercial industrial or agriculture buildings

consisting of 22,000 sq. ft. to be offered in four tracts using the Multi-Par real estate auction method. This computer enhanced method of selling real estate at auction gives the bidders the ability to bid on individual tracts, combinations of individual tracts or the entire property at anytime during the auction.

The property will be offered in 4 tract combinations and as a whole. Once the property reaches $250,000.00 collectively it will be sold on an absolute basis to the highest bidder.

Tract 1

 
3.8 acres m/l accessed off Highway 50 via a 60 ft. roadway that currently exists. Improvements on this tract include a 15,780 sq. ft. warehouse type facility that has built in 1985. This building has railroad access through a spur from the Union Pacific Railroad Company. Approximately 7,000 sq. ft. of this building is clear span space with 36 ft. ceiling peak. The balance is in storage and administrative type space used for a lab and offices.

A 20 ton overhead hydraulic crane is set up bridge and trolley in this building that gives crane access to virtually all the open warehouse space, railroad spur within the building and the 100,000 pound drive-thru truck scales. Tract 3

 
19.6 acres m/l on the west side of the property accessed by a 60 ft. easement over the existing entrance from Highway 50. This tract is currently in grass but lays suitable for agriculture production or addition commercial or industrial development.
 

Tract 4

 
31.2 acres m/l being the eastern-most tract having frontage on Highway 50 and sharing the existing driveway via a 60 ft. shared easement. This tract wraps in around Tracts 1 and 2; it is currently in grass but would be suitable for agriculture production or future commercial or industrial development.
 
NOTE: The entire property is served by Ameren UE with one phase electric but three phase is available. Original building plans are available for inspection.

Buildings are both Butler built all-metal structures with full concrete floors and aprons, large overhead doors and lots of other nice amenities, making them very functional for a wide variety of uses. Both buildings are enclosed in a 7 ft. chain link fence with two 20 ft. sliding entrance gates for security. Night and grounds lighting accentuate the fenced perimeter and entrance approach from Highway 50 is lighted. No air conditioning is in the warehouse spaces. Both buildings utilize two large fans with louvered windows at opposite ends of the building for air intake.
