Property consists of 90 acres that lies in Township 54N, Range 8W, Section 29 in Monroe County Missouri.
 
The property will be accessed from the county road over a 40 ft. strip of owned land that has a gravel road on it.
 
This tract joins the Corp property around Mark Twain Lake on three sides and is just ¼ mile from a Corp. access point.
 
According to the FSA office there will be approximately 60 acres of the farm that is tillable and currently in crop production.
 
This property is very unique because of its close proximity to the Corp. property and the fact that it has a high percentage of tillable ground. The combination makes for a hunters paradise with some very nice ag income. There is lots of edge area surrounded by mature timber creating great wildlife habitat.
 
Jim is retaining 20 acres and his log cabin next to this property. For this reason he is going to retain an easement over the 40 ft. strip of land that comes in from Monroe Co. Rd. 649, in addition there will be the following deed restrictions on the 90 acres being sold.
  1   No structures of any kind will be allowed south of the ¼ section line as denoted on Line A on the survey.
  2   Parent tract of 90 acres shall not be divided in an individual tract less than 5 acres and no more than 6 homes shall be built on the parent 90 acre tract.
  3   No confined animal feeding operations.
  4   No salvage yards.
  5   No commercial kennels.
  6   No mobile homes.
  7   ATVs and motorcycles maybe used on the property as long as they do not create a annoyance to other property owners or owners of the adjoining 20 acres retained by the Gallagher.
 
There are no current farm tenant or hunting rights. Full possession will be given at closing.
