Directions: From Hallsville: At intersection of Route B and Route OO in Hallsville travel 5 miles east on OO to route Z continue straight on Z approximately 3/4 of a mile to the farm.
From Centralia: Travel 8.5 miles south on route Z to the farm on both sides of road.
From Interstate 70: Take exit 133 and travel north on route Z approximately 10 miles to the farm on both sides of road

Offering 319 +/- Acres in 4 Tracts in T50N, R11W, Sec. 27 and 28
Tract 1: Consists of 89 acres +/- and according to the FSA office there are approximately 86 cropland acres. This tract is primarily productive tillable farm land. It is accessed on the west side of Route Z and is located in Section 27 & 28 in Rocky Run Township. Wheeler Auctions has contacted MODOT and they have granted an additional access of off Route Z to Tract 1. It will be at the buyer’s expense to have this put in.
Tract 2: Consists of 82 acres +/- and according to the FSA office there approximately 72 cropland acres. This tract is primarily productive tillable farm land. It is accessed on the north side of Route Z and is located in Section 28 in Rocky Run Township.
Tract 3: Consists of 65 acres +/- and according to the FSA office there approximately 46 cropland acres. This consists of the former farmstead and has 3 grain bins and one useable machine shed. This tract contains tillable farm land, some grass land, and wooded draws. It is accessed on the west Side of Route Z and is located in Section 27 in Rocky Run Township.
Tract 4: Consists of 84 acres +/- and according to the FSA office there approximately 78 cropland acres. This tract consists of tillable farm land, grass land, and wood draws. It is accessed on the east side of west Side of Route Z and is located in Section 27 in Rocky Run Township.
Possession/Tenant Rights: The tillable land on all the tracts is currently farmed by one tenant. The farm will sell subject to the current tenant rights. The Osburn family has agreed to give the buyers the landlords portion of the crop, minus the expenses. The current tenant agreement is a 50/50 crop share where the landlord pays half the input cost and half the harvest expense. In the event that tract 1, 2, & and 3 go to separate buyers the total production of tract 1, 2, and 3 will be divided by the cropped acres on each tract. A copy of this agreement will be available at the pre-auction viewing and on sale day.
Taxes: The buyer will be responsible for the 2021 taxes since they are to receive the landlords share of the crop.
FSA Acreages: With documentation available to our office we have estimated to the best of our ability the individual tillable acres on each tract, we invite individual bidders to consult the FSA maps for their own calculations. Final FSA acreages will be determined by the FSA office.
Method of Sale: The Osburn Property will be sold by the acre using the “Buyers Choice and Privilege” method. This gives the successful the bidder the opportunity to take any individual tract, combination of tracts or the entire offering. It will be a live-onsite auction with internet bidding through Proxibid. Internet bidders must be pre-approved 24 hours prior to the sale.
Survey: The Osburn family has commissioned a survey. We will adjust the acreage on the tracts to the new surveyed amounts.
Terms & Conditions: 10% down day of sale with the balance due on or before September 6th, 2021 (45 day closing.) Title insurance premium deed preparation, title search and closing costs to be split 50/50 between buyers and seller. 2021 property taxes to be split 50/50.
