PROPERTY DIRECTIONS

From Ashland take State Route M West 7.5 miles to River Rd. Turn right (north) and travel 3 miles to the farm.

From Hartsburg take Bush Landing Road south out of town approximately ¼ mile to River Road. Make a right and travel on River Road for 7.5 to the farm.

267 Acres +/- to be offered in two tracts located in Township 46N, Range 13W, Section 9,10,15 & 16 in Boone County, Missouri.

The Boone County FSA Office calls to a total of 249.9 cropland acres between both tracts. We have approximated the tillable acres on each individual tract.

TRACT 1

Will consist of 172+/- acres with road frontage and access on the west side of the property via River Road. It contains approximately 163.46 cropland acres.

TRACT 2

Will consist of 95+/- acres with frontage and access on the west side via River Road. Higdon Road also provides access on the south side of the property. It contains approximately 86.44 cropland acres. This tract also has three grain bins on it. There is also a machine shed at the bin site.

Possession & Tenancy: The current owners will retain the entire 2022 crop revenue. There are not any current hunting leases on the farm. Full possession subject to the 2022 crop tenancy will be given at closing.

FSA Acreages:  With documentation available to our office we have estimated to the best of our ability the individual tillable acres on each tract, we invite individual bidders to consult the FSA maps for their own calculations. Final FSA acreages will be determined by the FSA office.

Method of Sale: The Boone Bottom Farms LLC will be sold by the acre using the “Buyers Choice and Privilege” method. This gives the successful the bidder the opportunity to take any individual tract, combination of tracts or the entire offering. It will be a live-onsite auction with internet bidding through Proxibid. Internet bidders must be pre-approved 24 hours prior to the sale.

Auctioneers Note: Folks, the Boone Bottom farm offers a rare opportunity to purchase a productive tillable farm in the Hartsburg Missouri River Bottom. Please be prepared on September 14 th to exercise your option to buy this productive farm.

Survey: A survey has been ordered and is anticipated to be completed prior to the auction. We will adjust acres according to the new survey.

TERMS & CONDITIONS: Buyers to pay 10% down sale day with the balance due and possession given in 30 days or less, subject to the current crop tenant rights.  Cost for title preparation, title insurance premium and closing costs to be split 50/50 between the Seller and new Buyer(s).  The 2022 property taxes will be paid by the sellers.
