76 +/- Acres to be offered in two tract, located in Township 51N, Range 13 W, Section 36 of Boone County Missouri
NOTE: The Arends auction offers very diverse and quality lines of equipment. One is Gary’s complete line of concrete flatwork equipment and accessories, most of which has been shedded, cared for and ready to go to work.
The other is Donna’s complete line of wedding venue and catering equipment, commercial and quality cook stoves, ovens, washers, refrigerators, etc. plus chairs, tables and accessories. We will start on real estate, then sell restaurant and concrete equipment followed by miscellaneous. We will need to sell with two rings for a portion of the day, so please come prepared. The Real Estate and personal property items will be available for inspection on Friday, June 30 from 10 AM to 4 PM.
TRACT 1
Consist of 26+/- acres with an outstanding set of improvements on it. This tract was used as Gary and Donna’s private home, Arend’s Acres Wedding Venue and Flatwork Inc., concrete shop and yard.
The house is 2,594 sq. ft. semi earth contact home on a concrete slab, built in 1992. There are three bedrooms, two full baths, large living room with freestanding fireplace with a gas burning log. The kitchen has oak cabinets with a corner appliance garage, Formica counter tops with rolled front and 4” back splash. There is a utility/mud room off the garage with a cabinet, washer & electric dryer hookups and a deep laundry sink. The house has a large 8’ x 40’ year-around porch on the back that looks out over the lake and back yard. There is also a bonus room right off the kitchen that could be used as a beautiful in-home office or a fourth bedroom.
The house will be sold inclusive of the appliances which include the side-by-side refrigerator/freezer, dish washer, range oven with built in microwave, vented hood and a 40-gallon LPG hot water heater and water conditioning system. The home has a 5 yr. old Purvac central vacuum system. There is a two-car attached garage with insulated garage doors, each with an electric opener and there is a large concrete apron and driveway.
The home is heated and cooled by a late model Lennox high efficiency LPG forced air furnace and air conditioning unit. In addition, the original working electric baseboard system is still in use with individual room thermostats. The house has Anderson thermal pane windows and doors. The exterior of the house is Arkansas stone, cedar siding, covered eves, shingle roof and is hooked to rural water with a lagoon sewer system. This property is in the Sturgeon R5 School District.
There is a large 6,500 +/- sq. ft. building on Tract 1. This structure has basically three different sections that are all connected yet have separate outside entrances and are being used for different purposes. It is a fully insulated, pole frame building with a metal roof and siding. The building is wired for single phase 110 and 220 electric. The main part (Section 1) is 70’ x 50’ x 16’ side walls and has been used for the concrete companies shop/storage area, it has a full concrete floor, footings and foundation, finished interior, two Regnor LPG hanging heaters, thermal pane windows and doors and four 16’ x 14’ insulated overhead doors, each with an electric opener and there is a restroom. The shop has a central vacuum system.
There is a firewall separating the main shop from the wedding venue, a walk-through door connects Section 1 and 2. Section 2 is the finished 50’ x 30’ reception area and has its own separate covered outside entrance. This section has a beautiful stamped concrete floor, is heated with its own LPG forced air furnace and air conditioning unit and has its own restroom. There is also a fully equipped commercial kitchen (the kitchen equipment to be offered separate) connected through a serving window. There is a connected 24’ x 60’ outdoor concrete patio, that can be used for additional outside dining. Also, outside the back door there is a covered 20’ x 30’ area with concrete floor that was used for additional all weather outdoor cooking. The wedding venue has a full loft that is currently being used for dry storage. It is accessed through two sets of steps that go up in Section 1.
The third section to the main building is a 50’ x 30’ storage area that joins the shop and wedding venue along the south wall, it is connected to the main shop with a drive-through door, suitable for a forklift. There is a full concrete floor, finished interior, an outside walk-through door and a 9’ x 16’ overhead door with electric opener.
Tract One has an additional 30’ x 64’ pole frame building with metal roof and siding, concrete floor and apron, finished interior, insulated with three 10’ x 12’ insulated overhead doors, one 18’ x 12’ insulated overhead door all with electric openers. There is also a 24’ x 31’ enclosed, free-standing carport located on Tract 1. With a 10’ x 12’ insulated roll-up door, concrete floor and apron.
Tract 1 has a pole frame livestock/storage/shop building that is 40’ x 52’ with metal siding and roof, partial concrete floor, wired with four overhead doors. By the lake there are several additional support structures used as part of the wedding venue, all are still on Tract 1, this includes a 9’ x 19’ building used for extra storage, playroom, etc. it has a finished interior, concrete floor and baseboard electric heat. The exterior is Arkansas stone and cedar with a shingle roof, it matches the house.
There is a 21’ x 31’ pavilion by the lake as part of the wedding venue, it has two restrooms, has Arkansas stone and cedar siding exterior with shingle roof that matches the house. There is an amphitheater down on the lake that was used for the actual wedding ceremony, it has a concrete walkway, additional concrete circle for the bride and groom with four permanent built-in concrete benches for the guest.
For additional monthly income (currently pays $705.00 a month with escalation clause) there is also a cell tower on Tract 1, it has a long term lease and sets conveniently in the very southwest corner of the tract. Copies of the agreement are available for inspection. The tower company has a 20’ easement across Tract 1 to get to the cell tower. Tract 1 is served by the same public water meter and all the buildings share lots of concrete driveways, apron and sidewalks.
TRACT 2
Will be accessed off the west side of Canole Road and consists of 51+/- acres and is basically all farmland that is currently being used for row crop production. The balance is in waterways, woods and an ice pond on the north end. Rural water is available on Tract 2.
There is currently a farm tenant in place for the 2023 crop year and the current land owner is going to retain all the 2023 crop revenue.
There has been a survey commissioned for the entire property to include tract divisions, easements and setbacks requirements. When available we will make necessary adjustments and share. The two propane tanks are leased from MFA Oil. Method of sale- We will sell Tract One first on a total dollar amount. Tract Two will be sold on a per acre basis.
