From Auxvasse, MO take Highway B east 7 miles to Highway A, OR from Montgomery City, MO take Highway B west 15 miles to Highway A, Turn on Highway A and go north 2 miles to Callaway County Road 1048, turn left and go west 1 mile to Callaway County Road 1043, turn right and go north 3/4 mile to Tract One on the left. (Tract One lies in the southeast corner of CCR #1045 and CCR #1043). To get to Tract Two continue west on Callaway County Road 1048 for another mile to Callaway County Road 1045, turn left and go 1 mile north to Tract 2 on the left. (Tract Two lies in the northwest corner of CCR #1066 and CCR #1045) The Culver Properties lie just on the south side of the Audrain/Callaway County Line.

OFFERING 336 +/- ACRES TO BE SOLD AS 2 TRACTS
TRACT 1
Consists of 244 +/- acres that will be offered in a single tract. The tract has frontage all along the north side on CCR #1045 and the east side on CCR# 1043. The tract is virtually all tillable and according to the Callaway County FSA Office there are 244.02 tillable acres that are currently being used for row crop production. The balance of Tract One is a narrow-wooded draw, pond and wooded fence row. The homestead is in the very northwest corner and is not included in Tract One and is not part of the Culver auction.
TRACT 2
Consists of 92+/- acres that will be offered in a single tract. This tract has frontage and access along the south side on CCR #1066 and the east side on CCR # 1045, it is primarily open and the Callaway County FSA Office calls for 88.91 tillable acres that are being used for row crop production. The balance is in a waterway, some scattered trees, pond and wooded fence row.
The farm land on both tracts has a row crop tenant in place for the 2023 season (this agreement is for one-year only). The cash rent is figured at $150.00 per tillable acre and the first payment of $50.00 per acre has been paid in March and will be retained by the sellers. The second payment of $100.00 per acre will be paid to the new buyer in November 2023.
A survey has been commissioned and as soon as it is completed, we will adjust our advertised acreages to reflect the exact surveyed acreages for the purpose of contracts and closings.
TERMS & CONDITIONS: 10% Down day of sale with the balance due and possession given at closing in 30 days or less. 2023 Property taxes will be pro-rated to the date of closing. The cost for title commitment, deed work closing costs and title insurance will be split 50/50
between the seller and buyer.
