SELLING: 142 +/- Acres in Three Tracts in Township 43N, Range 4W, Sections 29 & 30 in Gasconade County Missouri
TRACT 1: Consists of approximately 50+/- Acres total with 44.20 acres tillable according to the Gasconade County FSA Office. The balance of this tract is in creek bed, wooded banks, and a wooded strip. It is terraced and currently in soybeans. Tract 1 has frontage and access off the Pleasant Hill School Road # 336 that runs up the entire east side of the tract. Langejammer Creek runs along the west side of Tract 1.
TRACT 2: Consists of 51+/- Acres and lies in the center of the farm. This tract has creek frontage along the southeast side, it is basically wooded with some open creek bottom that is currently in soybeans. The balance consists of the old homestead and some open area that was used for pasture. The Gasconade County FSA office calls for 8.41 acres tillable and 7.42 open acres in pasture. Tract 2 has frontage and access off of Pfeiffer Road # 334 that runs along the south side of this tract. Langejammer Creek runs along the east side of Tract 2.
TRACT 3: Consists of 41+/- acres, it has approximately 11 acres this is open and is currently in permanent pasture. The balance is in timber. It has an electric line right-a-way that is open and cuts diagonally across from the southeast to the northwest corner of the tract. Also, it has a smaller power line right-a-way that runs up the west boundary. Tract 3 has frontage and access off Pfeiffer Road # 334 that runs along the south side. There is a drilled deep well in the southwest corner of Tract 3, just off Pfeiffer Road, the electric is currently not connected for the well. There is a 40-foot overlap of the property in the northwest corner to allow access into the 6-acre wooded piece.
The Mahacek property represents some of the best hunting and recreational property in Gasconade County with some tillable acres to go with it. The tracts all have their own guaranteed direct access right off the county road and work great as stand-alone tracts or when combines a large tract with lots of recreational and residential possibilities.
The farm will be sold subject to a crop lease for 2021. The new buyer will have full right of possession at the completion of the 2021 crop harvest.
The Sellers will pay all the 2021 Gasconade County real estate taxes and retain all the 2021 farm income.
TERMS and CONDITIONS: 10% Down day of the auction with the balance due and possession given (subject to the 2021 crop lease) at closing in 45 days or less. Title preparation, title insurance premium and closing costs will be split 50/50 between the Sellers and Buyers.
NOTE on PASTURE TENANT: There is a pasture tenant in place on the Mahacek property and he is currently running his cattle on the pasture so when viewing the property please be respective of his right and be sure to shut any gates. His tenancy is good only for the season and will terminate at closing.
NOTE: There is no electric any place on the property, however the property is near the Three Rivers Cooperative. All the tracts are in the Gasconade County R-11 School District.
