Land Description
Tract 1
Tract 1 is a very unique and hard to find parcel. It offers a country estate atmosphere having a great Fishing lake, Tillable Farm Ground, Hunting Timber and a powerful Home Building Site. Folks call us all the time trying to locate a 20 or so acre piece of ground that has special features and we have it here.
Tract 2
Tract 2 offers tillable farm ground, good pasture land that could be row cropped, hunting timber and creek access as well as a 5 bedroom home. The approximately 75 year old structure is Stucco containing 5 bedrooms, 1/2 bath downstairs and full bath upstairs. The kitchen appliances stay with the home. It has a wood burning fireplace with central air and heat as well as hot water boiler radiant heat. The central air and furnace may be as old as 20 years. The roof is 10 years old. The machine shed and cattle barn is approximately 20 years old. This home will require updates as your tastes require but certainly is livable as is or rentable if that’s your inclination.
The farm ground is very fertile and consistent in its production capabilities.
The Pasture is open ground with quality forage or could be converted to row crop production.
The timber draws and creeks offer abundant deer and turkey hunting and are a corridor for wildlife movement and habitat.
Tract 3
Tract 3 is a rectangle parcel with Ponderosa Trail serving as the gravel road access that runs along the entire south property line. The open pasture ground is steeper but terraced if you wanted to farm it and the timbered ground is abundant with turkey and deer habitat. When Jim and I first entered the ground for a look see there were big turkeys spread out on the hillside. This parcel contains three ponds and the fence is cattle tight on all four sides.
Auctioneer's Note:
It’s indeed an honor to be a part of the Bertz Land Sale. Clyde and Ralph were family friends and I spent many hours in my younger days hunting coyotes and driving deer with these two gentlemen. These three tracts of land offer a variety of possibilities with special note of Tract one as Ralphs personal paradise offering great fishing, easy hunting and a particularly good home building site available on this 22 acres.
These tracts are easily accessed off of HWY O South of Lexington and they each will sell in comfortable acreage sizes to be both affordable and versatile.
We hope you will be with us at the Moose Lodge in Lexington on the morning of December 7 to visit with the Bertz Family and exercise your option to purchase all or part of the Bertz’ Estate.
