Auction Day Schedule: We will start on the real estate promptly at 10:00 AM, then offer the juke boxes, vehicles, tractor, implements, livestock equipment, shop tools, furniture and miscellaneous.

DESCRIPTION

The real estate consists of 189.76 surveyed acres in Township 46N, Range 15W, Sections 16 and 17 in Moniteau County, Missouri.  The real estate and improvements will be offered in a single tract.  The tract has access off the very north end of Indian Springs Road.  According to the Moniteau County FSA Office there is 81.93 acres of cropland that is currently used for pasture and hay production.  The balance is in the homestead, woods, Moniteau Creek frontage and a beautiful stocked lake.

Improvements include a 3,000+ sq. ft. one and a half story house that has had major additions and renovations in order to make it very comfortable and efficient.  The house has a nine year old shingle roof, vinyl siding, thermal pane windows, four outside entrances and a large multi-level wooden deck on the east end of the house.   The house has a concrete foundation and a 20 ft. x 30 ft. partial basement.  (The Foundation Recovery Systems did some warranted repairs in the basement that includes a sump pump that is hooked to a battery backup system).   The house is connected to a 120 ft. deep well with a new pump and casing in 2019, controls and pressure tank are in the basement.  The house has its own septic system.

The main floor of the home has a large dining room in the front of the house that looks out over the front yard, the creek bottom and approaching driveway.   There is a remodeled kitchen that has wooden cabinets, Formica roll front counter tops and a very functional sit -at island and breakfast nook.   Just off the kitchen area is a comfortable year-around sun room with lots of windows and its own heating and cooling system .  There is a mudroom at the back side of the house with a washer/dryer hook-up and can be accessed directly off the deck.

The main floor has two full baths, a large cozy den/family room with a gas insert fireplace and outside access.  There is a large home office area right near the front  door and a master bedroom with outside access is on the northwest corner of the house and looks out over the lake.

There are two full bedrooms with closets on the second floor.

An additional bonus all the kitchen and household appliances will stay with the house.  The home has some hardwood floors, some lament flooring, some carpet and vinyl flooring.  There is a Daiken high efficiency LPG forced air furnace with air conditioning unit and computerized thermostats that is two years old.

Other improvements include a very attractive and functional four bay detached 23 ft. x 54 ft. garage/shop with a concrete floor, wired and has four overhead doors with openers.   There is a large hip roof barn that adds lots of character and is still functional for sheltering livestock and hay storage.  There is a Red Iron 36 ft. x 90 ft. open front machine shed and three other enclosed sheds that are ideal for livestock, machinery and general farm storage.

The farm has a considerable amount of new fence and two double sided automatic livestock drinkers and five outside water hydrants.  There is a 2+ acre stocked lake with swimming/ fishing dock that is located just behind the house.

AUCTIONEER NOTE:

The Dugan Family have used this property as their home for decades and have done a wonderful job of improving and maintaining it.   It is impossible to describe all the quality amenities they have added to make this a wonderful place to live.   The house sits in the middle of the homestead and is surrounded by the other support buildings, the lake, and a beautiful 360-degree view shed.    It also enjoys the serenity of truly being at the end of the road and the fact that Moniteau Creek runs along two sides, it is quiet, private and a great place to live and raise your family.

The entire property including the house, sheds, garage and pastures are all in move-in condition.  The property is serviced by Co Mo Electric, the Moniteau Fire District  and California R-2/ R-1 School District.

TERMS & CONDITIONS:

10% Down day of the auction with the balance due and possession given in 30 days or less.  2023 Property taxes will be prorated to the day of closing.  The cost of title commitment, deed work, closing costs and title insurance will be split 50/50 between the Seller and Buyer.

NOTE:

My name is Ben Dugan, owner of the jukeboxes that are included in this auction. Thought sharing with you some insight on these beauties, and of my time spent with them over the many years might be helpful in your deliberations!

All of the 40’s Jukeboxes were purchased by me in the 1990’s. They have been on display at our home and moved twice (?) in the 30+ years. Each of these Jukes have been refurbished (but not restored to original) to some degree. While I take great pride in the cosmetic work that I have completed on the exterior and interior, I have never had the expertise or desire to work on the jukes to repair problems.
Any mechanical work completed over the years has been performed mostly by a collector from another state on his stops as he traveled thru Missouri. His last visit to our home was around 5-6 years ago. None of the jukeboxes have been played since his last visit!

Each unit has a general description of the individual jukes. I believe the jukes to be mostly complete and most with the coin mechanisms (very difficult to find & costly)! With a good cleaning, servicing, and proper lubrication, some of these boxes could be playing quickly. The Wurlitizer Model 71 mechanism appears to be frozen and does not work (?). A beautiful and rare model, with a reproduction stand. All this being said, these jukes are to be sold as “non-playing”!
