TRACT 1
The smallest of the four tracts and consists of 13+/- acres with road frontage and access off MCR 875 all along the east end. This tract is primarily open and currently in crop, the balance is wooded.
TRACT 2
Consists of 14+/- acres with frontage and access off MCR 875 which runs all along the east and south side. This tract is partially tillable and currently being farmed with the balance in wooded draws and fence rows.
TRACT 3
This is the largest of the four tracts and consists of 37+/- acres with frontage and access on MCR 875 that runs along the south side. It is partially open and currently in row crop with the balance in wooded draws.
TRACT 4
This tract consists of 36+/- acres and lays on the western end of the property. It has frontage along the south side on MCR 875, there are some tillable acres that are currently in cultivation with the balance in scattered trees and woods.
All four tracts are being farmed on a one-year cash rent basis. There is rural water along MCR 875. The seller has commissioned a survey to be done by the pre-auction property viewing at such time we will adjust our advertised acreages to the actual surveyed acreage for the sales contract and closing.
TERMS & CONDITIONS:
Buyers to pay 10% down sale day with the balance due and possession given in 30 days or less, subject to the current farm tenant rights. Cost for title preparation, title insurance premium and closing costs to be split 50/50 between the Seller and new Buyer(s). The 2022 property taxes will be paid by the Seller. The Seller will retain all the 2022 farm income.
