TRACT 1: 20 +/- Acres with frontage and access on MCR 224 along the east side. It is open on the front and currently in CRP, the balance is in mature timber.
TRACT 2: 20 +/- Acres with frontage and access on MCR 224 along the east side, it is virtually all open and in CRP.
TRACT 3: 20 +/- Acres with frontage and access off MCR 224 which runs along the north side and west side, it is all open and currently in CRP
TRACT 5: 26 +/- Acres and is accessed over a 30’ ingress, egress and utility easement that comes in around through Tract 2. In addition, the same easement will run along the east side. This tract is partially open and in CRP, the balance is in timber.
TRACT 6: 43 +/- Acres and will be accessed over a strip of land that comes in off MCR 224 in the north west corner. It will have an easement on the west side to access Tracts 7, 8 and 9. The open portion of Tract 6 is currently enrolled in CRP; the balance is wooded.
TRACT 7: 62 +/- Acres and will be accessed from a 30’ easement that comes in on the north line and runs through it, the open ground on this tract is enrolled in CRP, the balance is in mature timber. This tract also has frontage along the west side of the Middle Fork of the Salt River.
TRACT 8: 18 +/- Acres and will be accessed over a 30’ easement that comes from the north and runs the entire length of the west line. Tract 8 is open along the front and currently enrolled in CRP, the back side is wooded.
TRACT 9: 84 +/- Acres and it will be accessed by the 30’ easement that runs in from the north, it is wooded on the north end then opens up to a large area of open land that is in CRP and WRP. This tract has Middle Fork of the Salt River frontage around it.
NOTE: There is some CRP on all the tracts except Tract 10.
- Rural water is available on MCR 224.
- The sellers will retain the 2020 and 2021 CRP & WRP payments, any future payments will go to the new Buyer.
- The Sellers will pay all the 2021 Property Taxes.
TRACT 10 Property Location: from the Junction of Highway 15 & Highway 24 on the northside of Paris, MO, go 5 miles north to Highway P, turn right on Highway PP and go 2 miles east to MCR 320, turn right and one mile to the end of MCR 320 and over 20’ easement to the northeast corner of the property.
TRACT 10: 80 +/- Acres that is virtually all open and currently in soybeans. Monroe County FSA lists 69.43 acres cropland.
The Seller will retain all the 2021 soybean crop and pay all the 2021 Property Taxes and give possession when the soybeans are harvested. There are not any tenant rights going forward and the new buyer will have full rights in 2022 and beyond.
TERMS & CONDITIONS: 10% Down day of sale with the balance due at closing in 30 days or less. Title preparation, title insurance premium and closing costs will be split 50/50 between the Sellers and Buyers.
