PROPERTY Location: TRACT ONE in Township 51N, Range 04W, Section 3 of Pike County MO.
From Bowling Green, MO take Hwy. Y southwest for 13 miles to the Junction of Hwy. Y & M, turn left and go south on Hwy. M 3/4 mile to the property on the left.
TRACT ONE consist of approximately 60 +/- acres of which, according to the Pike County FSA Office, 31.58 acres is tillable, currently in crop production and leased out for the 2021 crop year. The balance of this tract is in mature timber. This tract has Hwy. M road frontage and access on the west side.
PROPERTY LOCATION: TRACTS TWO & THREE, in Township 51N, Range 04W, Section 5 in Pike County, MO.
From Bowling Green, MO take Hwy. Y southwest 15 miles to Pike County Road 442 (end of state maintenance), turn left, go south 1/2 mile to the property at the end of the county road.
TRACT TWO consist of 75+/- acres and according to the Pike County FSA Office, 63.42 acres are tillable and tile terraced, in crop production and leased out for the 2021 crop year. The balance of this tract is in wooded draws and fence rows.
Access into this tract will be off the end of Pike County Road 442.
TRACT THREE which is the smallest tract, consist of 38 +/- acres and according to the Pike County FSA Office has 16.01 tillable acres that is currently in crop production and leased out for the 2021 crop year. The balance of the tract is mature timber, wooded draws, and fence rows.
Access to this tract will be off the end of Pike County Road 442.
NOTE on 2021 Crop Lease:
The tillable acres are all subject to a one-year crop lease and the lease calls for 106.9 acres at a rate of $130.00 per acre, payable in November 2021 to the new buyer(s) based on tillable acres in the tract they purchase. The tenant wants to retain possession of the tillable ground until December 31, 2021.
There is no lease for hunting rights, so the new buyer(s) will get those and other rights of ownership at closing.
TERMS & CONDITIONS: 10% Down day of auction with the balance due and possession given at closing in 45 days or less (Subject to the 2021 crop lease). The title insurance premium, deed search, title preparation and closing costs are to be split 50/50 between the Sellers and Buyers. The new buyer will be responsible for all the 2021 property taxes and will get the 2021 crop lease income.
AUCTIONEER NOTE: The property has been in the same family for generations and never has been offered for sale at public auction before.
