OFFERING 45+/- ACRES TO BE SOLD AS 2 TRACTS
45+/- acres in Twp 53N, R7W, Section 9 of Ralls County Missouri. FSA says there is a total of 30.70 acres of cropland on both tracts combined. Property is near Mark Twain Lake, has recreational potential and crop income.
TRACT 1
TRACT 1 is 17 +/- acres with frontage on Highway D on the south side and Fagan Road along the west side of the tract. With access off Fagan Road. There is a strip of grass and some trees with a pond on this tract.
TRACT 2
TRACT 2 is 28 +/- acres with road frontage and access on the west side along Fagan Road. There is a large area of timber in the northeast corner of this tract making it ideal for wildlife.
TERMS & CONDITIONS: 10% Down day of sale with the balance due and possession given at closing in 30 days or less. There is no farm tenancy, the new buyer gets full possession at closing. All 2023 property taxes will be paid by the Seller, starting in 2024 the new buyer will be responsible for property taxes. The cost for title commitment, deed work, closing costs and title insurance will be split 50/50 between the Seller and Buyers.
SURVEY – A survey is being done and the actual surveyed acreage will be use for the sale contracts and closing.
