Farm Location: The 4 tracts lie just west of the Veterans Cemetery at Jacksonville, Missouri. Take HWY 63 North from Moberly, Missouri 9 miles, and the Tract 1 begins across the road on the southwest corner of the cemetery. The Tracts 2, 3, and 4 have road frontage along Rd 1670 which begins on the west edge of the cemetery.
To locate the Headquarters and sale site, continue on Rd 1670, approximately 1 mile to Rd 1285 and travel west 1 mile to the Headquarters entrance. The Lodge is 1 ¾ mile north on the Private Road 1296. Watch for signs.
If coming from Huntsville on HWY 24, go 6 miles north of Huntsville, MO on HWY C to Rd 1285. Travel east 2 miles on Rd 1285 to the Headquarters entrance on Private Rd 1296
Method of Auction: The land will sell as “Choice Tracts” by the dollar per acre value. The surveyed acres in each tract will serve as the multiplier to determine the total sale value of each tract. A bidder and buyer may choose one tract or any combination of tracts with his winning bid. In the event that the winning bidder takes all 4 tracts, then the auction will be concluded. We will not tie any tracts together, and we will not reopen the bidding once a tract has been selected and deemed sold.
Contract: We will write the land sale contract immediately following the conclusion of the auction.
Down Payment: A 10% escrow down payment will be required at the contract signing and the check will be payable to Town and Country Abstract.
Possession: Will be granted at closing.
Tenant: There is a tenant agreement in place for the 2021 crop year on the row crop farm ground in Tract 1 and Tract 2. The buyer(s) of Tracts 1 and Tract 2 will receive ½ of the 2021 rental payment for the tillable ground and this payment will be credited and reflected in the closing statement of each Tract. Tract 1 rental payment is $7,026 . Tract 2 rental payment is $1,074. Possession on the farm ground will be granted when the crops are harvested. Possession on the hunting and fishing ground will be granted at closing. There is no tenant agreement in place for 2022.

Taxes: The 2020 Taxes are paid in the amount of $856.64 for the entire 471.8 acres. The 2021 taxes will be prorated to the day of closing. New tax amounts will be established for each tract by the Randolph County Assessor.
Utilities: No utilities or meters are currently in place on any selling tract. However, the Macon Electric
Co-operative services the area and may run electric lines, if they are contacted and arrangements are made to do so.
The Macon Rural Water District #1 has water lines ending on the southwest corner of the Veterans Cemetery on 1675 Rd. They are receptive to run waterlines along Rd 1670 if they are contacted & arrangements made to do so.
Schools: This property lies in the Cairo and Macon School Districts.

AUCTION TERMS AND CONDITIONS
Down Payment: Ten percent (10%) nonrefundable down payment the day of auction, upon signing a purchase agreement immediately following the close of bidding. The down payment may be paid in the form of personal check, business check, or cashiers check. The remainder of the purchase price is payable at closing within 30 days. YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING. Be sure you have arranged financing, if needed, and are capable of paying the balance at closing.
Title: Seller shall provide and execute a proper deed conveying the real estate to the buyer(s). Seller to pay for title insurance. Buyer and seller will split the closing costs.
Real Estate Taxes: The 2020 Taxes are paid in the amount of $856.64 for the entire 471.8 acres. The 2021 taxes will be prorated to the day of closing.
Acreage/Survey: All 4 tracts are surveyed and sell by the surveyed acre to determine the final selling price.
Mineral Rights: The sale of the property shall include 100% of the mineral rights owned by the seller.

ABOUT THE PROPERTY
These parcels offer a keen insight as to the makings of a premier property where farming and recreational ground come together to offer income producing land and absolutely “World Class Hunting and Fishing”.
The tillable farm ground is very fertile and has been on a continuous variable fertilizer program. The removable P&K plus the build P&K have been applied each year to maintain fertilizer and yield. The farm ground lies well and is easily farmed with large equipment.
A whitetail study conducted several years ago by Hanson and Barringer, Missouri Department of Conservation, concluded that the deer traffic area and pattern in Trophy Country and specifically encompassing deer flow in the selling tracts was the highest in the state.
Trophy Country had been managed for quality deer hunting for over 25 years. Purchased in 1981, the past 40 years have seen the rugged terrain stabilize into beautiful deep clear water and reforested heavy timber and brushy ground that affords the wildlife habitat second to none.
The selling tracts ranging in size from 46.8 acres to 241 acres offer affordable acreages and you will have the opportunity to mix and match the parcel sizes that best accommodate your budget. All tracts have road frontage.
Tract 1: These 241 surveyed acres offers the most income producing open ground as the FSA 130 tillable acres, 108.08 in row crops, are farmed and the parcel has open feeding ground, lots of water for fishing, and can accommodate multiple hunters from one end to the other. In addition, the north portion of Holiday Acres Lakes runs into this Tract.
Tract 2: The smallest tract of the offering serves as a dual purpose tract. It contains 46.8 surveyed acres, 16.51 acres which are farmed, income producing acres. It also boasts good fishing water, heavy timber and sees wildlife, specifically deer traffic, as abundant as any in the state.
Tract 3: A very dominate 112.2 surveyed acres offers great water with strip pits. This rough terrain is where the big ones lurk and if you are interested in trophy hunting and fishing, then don’t let this tract pass you by. Acre for acre, it may be the best Trophy Country had to offer.
Tract 4: The 71.8 surveyed acres in this parcel are accessed on its north end and unless you take a boat to cross the strip pit that runs north and south near road 1670, there is only one way in and one way out. There has not been any logging on the parcels being offered, however there are abundant Hardwood mature trees that are available for logging as well as acres of black walnut trees that are 6 to 10 years from reaching logging dimensions.
A skid steer trail has been created to access a beautiful pristine home site or hunting area overlooking the East Cove of Holiday Acres Lake which is on Tract 1. A dozer trail or road could be created to access the West Cove of Holiday Acres Lake which is on Tract 4.
