The Norma Derstler Personal Property consisting of household, furniture, shop, antiques, farm equipment and miscellaneous, will be offered from Monday, May 10 thru Wednesday, May 19. We have scheduled the land sale to coordinate with the beginning of pick-up and settlement of the personnel property which is 1 p.m. on Friday, May 21st. The personnel property will be picked up and settled for at the Norma Derstler home farm, 13279 Derstler Rd, Richmond, MO 64085.

Sale Date and Time: Friday, May 21, 2021 at 1:00 P.M.
Location: ¾ Mile North of Dockery or 6 ½ miles North of Richmond, MO on HWY 13. We will hold the auction ¼ mile east on 154th St. at the Field Farm Road
This farm has road frontage on three sides. East 154th St. on the South, HWY 13 on the West, and Dockery Rd. on the East.
Method of Auction: We will offer the 118 acres m/l as one tract and sell it by the acre amount. The 118 acres will be the multiplier to determine the final auction sale price.
Contract: We will write the land sale contracts immediately following the conclusion of the real estate auction.
Down Payment: A 10% non-refundable escrow down payment will be required at the contract signing and made payable to the Ray County Land Title.
Tenant/Possession/Rent: A tenant agreement is in place for the 2021 crop and hay year. Possession on the ground will be given when the crops are harvested and the final hay has been baled. The second ½ cash rent payment of $5070 will be issued to the new buyer and adjusted to the closing balance. Possession of the timber ground and frontage along highway 13 will be granted at closing.
Viewing: Feel free to view this land at your leisure. Please don’t drive on the planted fields.
Taxes: The 2020 taxes are paid in the amount of $341.31.
The 2021 Taxes will be the responsibility of the new buyer.
Utilities: Farmers Electric Company, Chillicothe, MO, 660-646-4281, services this property with a meter in place on the west side of the farm along HWY 13.
Water: PWSD #2 of Ray County services the farm with a meter on the West side along HWY 13 and down
E 154th St as well.
School: Richmond School District
Survey: No survey is required. Legal descriptions are in tack and the approximate acreage is determined by aerial photography measurements and current legal descriptions. Acreage is determined to the best of our ability, however, it is approximate and we will sell by the acre.

Auction Terms and Conditions
Down Payment: Ten percent (10%) nonrefundable down payment the day of auction, upon signing a purchase agreement immediately following the close of bidding. The down payment may be paid in the form of personal check, business check, or cashiers check. The remainder of the purchase price is payable at closing on or before Tuesday, June 29, 2021. YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING. Be sure you have arranged financing, if needed, and are capable of paying the balance at closing.
Title: Seller shall provide and execute a proper deed conveying the real estate to the buyer(s). Seller to pay for title insurance. Buyer and seller will split the closing costs.
Real Estate Taxes: The 2021 Taxes will be the responsibility of the new buyer.
Acreage/Survey: Acreage is estimated using legal description, assessor maps, and aerial measurements. The parcel will sell by the acre times 118 acres to determine the final selling price.
2021 Cash Rent: The cash rent on this farm for 2021 is $10,140.00. The Derstler Family Trust is retaining the first payment of $5070 however the new buyer will get the second ½ payment of $5070 and this will be adjusted to the buyer at closing and in the closing statement.
Mineral Rights: The sale of the property shall include 100% of the mineral rights owned by the seller.
Closing: On or before Tuesday, June 29, 2021 at the office of Ray County Land Title, LLC.
