TRACT DESCRIPTIONS & INFORMATION
The options and versatility of this property are endless. There are several great building sites for a home location.
Many just want farm ground and this 159 acre place offers 151 tillable per FSA. It has not been farmed with row crops for many years but is surrounded by fertile crop ground and farmers willing to rent the ground for that purpose. The border fences are livestock tight and the High tensile electric cattle runs and alleys can easily be taken up to accommodate a crop farm. Several trees and draws have been retained to accommodate shade and shelter for livestock but they too could be dozed for easier farming access if desired.
This rotational pasture land is set for cattle or a Cavvy of Brood Mares and Qt. Horse production and training. These pastures lay well and can accommodate 100/120 pairs depending on the time of year and the cattle that need to be backgrounded. The stock pens are easy to maneuver in and the convenient alleys make working a smooth and safe environment. The stock waterers are heated or frost proof in the lots and pastures.
The tack room is large and secure. The covered hydraulic head chute and working alley is second to none and can accommodate any veterinary work that has to be performed. An open storage bay will accommodate a gooseneck trailer. The round pen and hay storage are in the East machine shed with ample room for tie outs. The office/ kitchen/bathroom are in the South attached building and although the upstirs is not currently finished it was built to serve as a living quarter for the weekend warrior or permanent ranch manager. Method of Auction: The property will sell by the acre using 159.7 taxable acres as the multiplier to establish the final selling price. The buildings and working pens will not be sold separate and are included in the price per acre. Property sells with the confirmation of the bid price by the seller. This will be a live onsite auction with internet bidding available through WheelerLive. Internet bidders must be preapproved 24 hours prior to the sale.
Contract: Immediately following the conclusion of the land sale, we will write the sale contracts and receive the escrow/earnest money of 10% down payment. Payment check is non- refundable and payable to Clinton Abstract and Title Company LLC.

Possession: We will offer immediate possession upon signing the sales contract and receiving the down payment. There is no tenant agreement of any kind for 2023 in place. In an effort to accommodate a buyer who wishes to get cattle or horses on the land, cut hay, or who wants to put row crops in, we will offer immediate possession. If the cow herd is still on the property, we will have them moved out later in the sale week.
Livestock: We currently have 70 cow calf pairs running here. We are open to negotiate the purchase or lease, or partnership on this breeding herd. In the event the cows need to stay on the ranch, and depending on a buyers wishes, a partnership or lease cannot be consummated until after the land sale and the new owner of the property is determined. However, if you wish to buy the herd and move them, then a presale agreement can be reached. Utilities: Osage Valley Electric, Butler, MO
Taxes: The 2022 taxes are paid in the amount of $1018.84. The 2023 taxes will be prorated to the date of closing. The 2024 taxes and beyond will be paid by the buyer.
Water: There is no rural water or water meters on the property. There is a rural water line along HWY A as well as water to the Northwest edge of the property along Center Rd. The stock waterers and buildings are serviced by a deep well with ample water. In addition, a stock waterer sets behind the pond on the property. “We have never been short of stock or personal use water” states Jared.

Down Payment: Ten percent (10%) nonrefundable down payment the day of auction, upon signing a purchase agreement immediately following the close of bidding. The down payment may be paid in the form of personal check, business check, or cashiers check. The remainder of the purchase price is payable at closing. YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING. Be sure you have arranged financing, if needed, and are capable of paying the balance at closing.
Title: Sellers shall provide and execute a proper deed conveying the real estate to the buyer(s). Seller to pay for title insurance premium including title search and examination fees. Buyer to pay any lender fees, search premiums, or appraisals necessary to secure buyers funds for closing. Buyer and seller will split the closing costs.
Mineral Rights: The sale shall include 100% of the mineral rights owned by the sellers.
Easements: Sale of the property is subject to any and all easements of record.
Acreage/Survey: The property will sell using the Taxable Acres as the multiplier. All acreages are approximate and accurate to the best of our ability using assessors maps, measurements, and legal descriptions. The selling price based on the acreage multipliers is final and no future adjustments in sale price will be granted to either the buyer or seller of said acreage or Tracts. Any need for a survey to close this agreement is at the sole discretion of the Seller. Any need for a survey by the Purchaser, to acquire funding or close this agreement will be paid for by the Purchaser.
