PROPERTY LOCATION:

The property is on both sides of Highway 94 just east of Highway CC at Steedman, MO 65077.

DESCRIPTION

Selling 121+/- acres offered in two tracts, located in Township 45N, Range 8W, Section 3 of Callaway County, Missouri.

TRACT 1: Consists of 58 +/- acres of which the Callaway County FSA Office calls 55.2 tillable. Tract One has frontage all along the south side on Highway 94 and on the north and east sides all Callaway County 454. It appears to have a narrow wooded strip of land that lies between the County Road and the Katy Trail ( survey to determine). This tract is virtually all tillable and currently in crop production.

TRACT 2: Consists of 63 +/- acres that lies on the south side of Highway 94 of which Callaway County FSA Office calls 55.24 acres tillable. Tract Two has frontage all along the north side on Highway 94 and on the east side along Callaway County Road 463. There is a slough that runs along the south side of the property. This tract is virtually all tillable and currently in crop production.

The farm will be sold subject to a two-year (2023 and 2024) 50/50 crop lease. The seller pays 50% of the crop input cost and receives 50% of the crop. The seller is going to pay for all the 2023 input cost up until the date of closing and give the new buyer his half of the crop, after that the new buyer will be responsible for any addition input cost. The second year of the contract the new buyer will be responsible for all their portion of the 50% input cost.

There has been a survey commissioned, once that is completes the advertised acreages will be changed to reflect the exact surveyed acres.

TERMS & CONDITIONS:

10% Down day of the auction with the balance due at closing in 30 days or less, subject to the current farm tenancy lease. The Buyer to get the Seller’s portion of the 2023 crop and pay the 2023 property taxes and levee taxes. The cost for title commitment, deed work, closing costs and title insurance will be split 50/50 between the Seller and Buyer.
