From Hermann, MO take Highway 19 north 2 miles to Highway 94 (Loutre), turn right and go east 3 miles to the property on the right.

REAL ESTATE
The real estate is in T46N, R4W, Section 20 in Warren County and consists of 78 +/- acres that are virtually all tillable and levee protected. According to the Montgomery County FSA Office there are 77.99 tillable acres. The tract has frontage and access directly off the Highway 94 with a field road access down the entire east side. The farm is currently and has been used for crop production.
It will be sold with a crop tenancy for 2021 after that the new buyer will have full possession. The current tenancy arrangement is a 1/3 landowner and 2/3 crop tenant with no input cost for the landowner. The new buyer will get the entire landowner portion for the 2021 crop year.
A survey has been commissioned and will be available by the Pre-Auction Showing. Contracts and closing will reflect exact surveyed acres.
The 2020 Levee maintenance tax was $657.60.
TERMS & CONDITIONS: 10% Down day of auction with balance due and possession given at closing in 30 days or less (subject to current 2021 farm tenancy). The new buyer is to receive all the current landowner crop income for 2021 crop and pay all the 2021 real estate property taxes and 2021 levee taxes and for future years. The title search, preparation, closing costs and title insurance premium will be split 50/50 between the Seller and Buyer.
