From Hermann, MO take Hwy. 19 north 1.5 miles to Hwy. 94, turn right on Hwy. 94 and go east 4 miles to Rush Island Road, turn right and go 1 mile to beginning of the Bottermuller Property.

473 +/- Acres in T46N, R4W, Sections 28, 29, 32, 33 of Warren County, Missouri to be offered in 4 tracts ranging from 30 acres to 166 acres. According to the FSA Office there are 391.11 acres tillable on the Four Tracts.
A survey of the tracts is being done at the time of this printing. When completed we will adjust the tract acreages match the survey for the contracts and closings.
The largest of the tracts has 166 +/- acres with frontage on the east and south sides along Rush Island Road. It is bordered on the north by Loutre Slough. The tract is virtually all tillable and currently planted to row crop.
Consist of 116 +/- acres with Rush Island Road frontage on the east and a road along the north side. This tract is all tillable and currently in row crop.
Consist of 161 +/- acres primarily all tillable except for a small amount of timber, levees and a pond on the south side of the tract. This tract is access off Rush Island Road and has a road down the east side to the levee.
Consist of 30 acres +/- accessed along Rush Island Road on the north. This tract is all tillable and currently in row crop.
TAXES: Warren County Property Taxes for 2021 for the total acreage was $1,963.96. 2022 Levee taxes are currently $8 an acre per FSA tillable acres.
2022 CROP TENANCY & FARM INCOME: The current crop tenant will stay in place for the 2022 crop year and the Bottermuller Heirs will receive all the 2022 crop income. This is just a one-year basis.
LEVEE: The entire Bottermuller property is Corp Levee protected.
Method of sale: We will sell the tracts by the acre using the choice method giving the successful bidder the opportunity to take any individual tract, combination of tracts or the entire offering.
NOTE: Buyer to pay 10% down day of sale with the balance due and possession given in 30 days of less subject to current crop tenant rights. 2022 Property taxes and levee taxes will be paid by the Sellers. Cost for the title preparation, title insurance premium and closing costs to be split 50/50 between the Sellers and new Buyer(s).
