Offering 85+/- Acres in One Tract (mostly tillable) in T50N, R7W, Sec. 22 in Audrain County.

85+/- Acres in Township 50N, Range 7W, Section 22 in Audrain County, MO offered in One Tract. According to the Audrain County FSA there are 73.81 acres tillable.

The tract has access and frontage all along south end on Audrain County Road 733/740. The tract is primarily all open and currently in crop production with the balance be consumed by an old homestead, a wooded draw and fence rows. There is also a designated food plot and small pond on the north end of the property by the wooded draw providing great wildlife habitat and a constituent food source. There are two-water well sites near the homestead area. They haven’t been used in over 30 years.

For the 2022 crop year the farm is rented out on a one-year basis. The sellers will retain the 2022 income and pay all the 2022 property taxes. The 2021 property taxes were $343.82.

TERMS & CONDITIONS: 10% Down sale day with the balance due and possession given at closing in 45 days or less, subject to the current farm tenant rights. 2022 Property taxes will be paid by the Sellers and they will retain all the 2022 crop income. The cost of title commitment, deed work, closing costs and title insurance will be split 50/50 between the Sellers and Buyer. There will not be a survey done. We will convene off the existing legal.

AUCTIONEER NOTE: The Kemna Property has been in the same family for multiple generations and it is a high percentage tillable property with good farm income and some exceptionally good hunting opportunities. It has a great location just off the blacktop road located just minutes north of I-70 and between St. Louis, St. Charles Metropolitan area and Columbia.
