From Steedman, Missouri go cross Hwy. 94 onto Callaway County Road 462 and go 1/4 mile south to the property on the right.
Selling 243 +/- acres in one tract. Property is located in Township 45N, Range 8W, Section 9 & 10 in Callaway County, Missouri. According to the Callaway County FSA Office, there are 165.35 tillable acres on this tract and 8.10 acres that is in CRP.
The tract has frontage on east side along County Road 462, on the west side the boundary is along Auxvasse Creek and it joins the Missouri River on the south side. The tract is approximately 160 acres tillable with the balance in wooden creek and river banks and a small slough. There is 8.1 acres of CRP that is around the slough. This property is in the Steedman Levee District.
There is an old homestead on the tract that has a functioning open-front pole machine shed with the balance of improvements being unhabitual. There is a deep well and electricity at the homestead location.
There are no farm tenant rights currently on the property.
A survey has been commissioned that should be completed before auction date.
TERMS & CONDITIONS: 10% Down day of auction with the balance due and possession given at closing in 45 days or less. 2023 Property taxes and any levee taxes will be paid by the new Buyer. The cost for title commitment, deed work , closing costs and title insurance will be split 50/50 between the Seller and Buyer.
