CALWOOD COMMUNITY CENTER – 7438 State Highway Z – Calwood, MO 65251 (located on the west side of Calwood)   

PROPERTY LOCATION: From Calwood, MO at the junction of Hwy. Z and Hwy. JJ (Wright’s Store) turn and go south on Hwy. JJ for 3.25 miles to Callaway County Road 134, turn left and go southeast 2.5 miles to the Austin Property on both sides of the road.

Sunday – June 15 from 2 PM to 4 PM at the property location

Selling 160 +/- Acres in Township 47N, Range 8W, Section 10 of Callaway County, to be offered in 7 Tracts ranging from 9 +/- acres to 46 +/- acres., all with County Road frontage and direct access.

The property will be sold by the acre, using the choice method, this will give bidders the opportunity to bid on individual tracts, combination of tracts or the entire offering.

The Austin Property is being surveyed to establish boundary lines, acreages and write new legals.  As soon as this process is completed, we will update our advertised acres to reflect the new surveyed acreages and then use the new figures for the purpose of contracts and closings. 

There are no farm tenancies in place for the 2025 crop year so at closing the new owners will get full possession of the property. 

TRACTS 1,2,3 and 4 all lie on the north side of Callaway County Road 134 and west of CCR 135.

TRACT 1

Consists of 46 +/- acres and is the largest of the tracts.  It has frontage and access from CCR 134, which runs along the south side of the tract.  This tract is primarily open and currently in permanent pasture with the balance in a wooded Auxvasse Creek bank that runs along the east side and a partially wooded fence row along the road.

TRACT 2

Consists of 24 +/- acres and lies in the very northeast corner of the Austin Property with frontage and access from CCR 135 which runs up the east side of the tract.  This tract has a wide-open area through the center that is in permanent pasture and hay production.  The balance is in a wooded Auxvasse Creek bank on the west side and a Pinch Creek wooded bank in the southeast corner of the tract. 

NOTE: There is an inactive cemetery on this tract. 

TRACT 3

Consists of 24 +/- acres with frontage and access from CCR 134 which runs along the south side.  Tract 3 is primarily open and currently in permanent pasture and hay production with the balance in a wooded Auxvasse Creek bank that runs along the west side and a wooded Pinch Creek bank that runs along the east side of Tract 3.

TRACT 4

Consists of 16 +/- acres that lie in the very southeast corner of the Austin property with frontage and access along CCR 134 on the south side and CCR 135 along the east side.  This tract has an open area along the county roads and is currently in permanent pasture and hay production with the balance in a wooded Pinch Creek bank that runs along the west side of this tract.

TRACTS 5, 6 and 7 all lie on the south side of Callaway County Road 134.

TRACT 5

Consists of 9 +/- acres and is the smallest of the 7 tracts.  This tract has frontage and direct access from CCR 134 which runs along the north side of the tract.  Tract 5 has an open area in the middle, which is in permanent grass, there is a wooded Auxvasse Creek bank along the west side and a wooded Pinch Creek bank on the north side of this tract. 

TRACT 6

Consists of 16 +/- acres that lie in the very southwest corner of the Austin property with frontage and direct access from CCR 134 which runs along the east end of this tract.   It is all open in the southwest corner and currently in permanent pasture with the balance in mature timber, wooded fence rows and a wooded Auxvasse Creek bank. 

TRACT 7

Consists of 25 +/- acres that lie in the very northwest corner of the Austin property.  This tract has frontage and direct access from CCR 134 which runs along the entire length of the tract on the east side.  The tract is primarily open and currently in permanent grass with the balance in wooded fence rows and draws.  This tract also has a machine/livestock building on it. 

According to the Callaway County FSA Office there is  a total of 111.38 acres of cropland on the farm.

The Austin Property provides an incredible opportunity to buy a piece of rural Missouri property that is close to I-70, in between Kansas City and St. Louis Missouri, close to Columbia, Fulton, Jefferson City, and the greater Metropolitan St. Charles area.  It has lots of agriculture, residential and recreational potential.

TERMS & CONDITIONS: 10% Down day of the auction with the balance due and possession given at closing in 30 days or less.  The 2025 Callaway County property taxes will be pro-rated to the date of closing.  The cost for title commitment, deed preparation, title insurance and closing fees will be split 50/50 between the seller and the buyer.
