This property has been in the Koch Family since 1884, and Wheeler Auctions and Real Estate feel privileged to be the first ones to ever offer it for public sale.
SELLING 87.35+/- ACRES IN 6 TRACTS LOCATED IN TOWNSHIP 44N, RANGE 1W, SECTION 35 IN FRANKLIN COUNTY, MISSOURI
TRACT 1: Consist of 3 +/- acres that is all open and currently being used for hay production. It lies north of Bieker Road with frontage and access along the south side of the tract.
TRACT 2: Consist of 10.13 +/- Acres that lie in between Tracts 1 and 3 on the north side of Bieker Road with frontage and access along the south side of the tract. This tract is all open and currently in crop.
TRACT 3: Consist of 27.82 +/- Acres that join Tract 2 long the west side. The tract is accessed and has frontage off Bieker Road along the south side. Rabbit Trail Drive ends at the north property line of this tract. The tract is primarily open and currently it is in row crop and permanent pasture. The creek runs through this tract from the south to the north.
TRACTS 1, 2 and 3 all joins the Washington City Limits along there north property lines.
TRACT 4: Consist of 14.29 +/- Acres on the south side of Bieker Road with access and frontage along the east side of Tract 4. The creek runs through the east end. TRACT 5: 5.38 +/- Acres which is the Koch Homestead located at 1277 Bieker Road. This tract has frontage and access off Bieker Road along the north side of the tract.
