80 +/- Acres in Township 50N, Range 4W, Section 30 in Montgomery County Missouri. The property will be offered in two tracts.
TRACT ONE consists of 74 +/- acres of land that is currently being used for crop production. According to the Montgomery County FSA Office there are 65.76 acres tillable (88.86%). This tract has frontage on the north side and on the east side of Floyd Road. The only part not being farmed is some wooded fence rows, road right-of-away, and some woods in the northeast corner.
NOTE: The crop land is rented for 2021 and the rental agreement is 50/50 with the landowner paying some expenses and the renter paying some. Currently, there is a winter wheat crop on 58.03 acres. The new buyer will have the option to pay $3,281.63 to cover the seller’s expense to put in the crop and then get the seller’s portion of the 2021 wheat crop, or the seller will keep his half of the 2021 wheat crop and the new buyer can get any additional return off the farm subject to the 2021 rental agreement (i.e., wheat followed with beans, if any).
TRACT TWO Consists of 6 acres and the residence. This tract has access and road frontage along the north side of Floyd Road. This tract consists of a 3 bedroom, 1 ½ bath home. The home is 2,360 sq. ft. and a two-story wood frame structure that has painted cedar siding and a shingle roof. There is no basement. The home has hardwood flooring throughout with chip and plank in dining and great room, and the kitchen has Lifeproof Vinyl Plank Flooring installed 2 years ago. Upstairs has original hardwood floors; the bath and utility are inlaid linoleum.
On the main floor, there is a large, beautiful great/living room with a full brick wood-burning fireplace, hardwood flooring, and exposed wood beams on the ceiling. The remaining rooms consist of a very nice kitchen with ample wood cabinets with white porcelain pulls, Formica countertop with a 4 in. back splash and rolled front. There is a disposal in the double sink. The sellers will be leaving the kitchen appliances, which consist of a Kenmore electric range, Whirlpool built-in dishwasher, and Kenmore refrigerator/freezer. Electric wall switches glow in the dark. The sellers have owned the farm since 1984.
Virtually all the original hardwood trim is still in place and the beautiful original open staircase adds lots of charm and character. All doors have porcelain handles and the foyer is brick floor.
There is a screened-in front porch, a brick inlayed back patio, and lots of large shade trees.
The house is hooked to a 640 ft. deep well and septic system. (Rural water is on Floyd Road but not on the property.
There is a barn on the property that needs repair, which has water and electricity running to it and to a Richie waterer. There is also a shed with a concrete floor.
The property is in the Wellsville/Middletown School District. Electric is provided by Consolidated Electric, and there is high speed internet through ALSAT Internet.
TERMS & CONDITIONS: 10% Down day of auction balance and possession given on the Tract Two at closing in 30 days or less. Possession given on Tract One at closing subject to 2021 tenant rights. 2021 Property taxes will be pro-rated to the date of closing. Cost of title research, deed preparation, title insurance and closing costs to be split 50/50 between seller and buyers.
NOTE: A new survey and legal are being done as the actual surveyed acres will be used for contracts and closing. We will sell Tract One first, selling by the acre using surveyed acres as the multiplier. Then we will sell tract Two on a total basis.
