Selling 58.5 Total acres offered in 3 Tracts ranging from 5 acres and a building to 44 acres of terraced farmland, all with their own access and road frontage.
The property is all located in Township 11N, Range 1W, Section 23 of Warren County, Illinois.
Tract 1
Consist of 44 +/- acres with frontage and access all along 165th Avenue which runs along the east side of the Tract. Highway 34 right away runs along the south side of Tract 1 but there is no access to Highway 34 from the tract. This tract is primarily open, and currently there are 32.70 acres enrolled in CRP with the balance in a strip of mature timber that runs along the southside and a patch of woods that lie in the northwest corner of the tract. In addition, there is a beautiful hidden lake in the northwest corner with an island that serves as a waterfowl and wildlife magnet.
Tract 2
Consists of 9.5 acres +/- acres with frontage and access from 165th Avenue which runs down the entire length of the tract on the east side. This tract also has frontage along the north side of the Highway 34 right of way but no access to Highway 34. Tract 2 has some open area along the road with the balance being in woods and a wooded draw. There is no CRP on Tract 2.
Tract 3
This is the smallest of the three tracts and consists of 5 +/- acres and will be accessed off the west end of 200th Avenue (dead end), this tract also has frontage on the Highway 34 right-a-way but there is no access to Highway 34. It is primarily open and currently there are 3.08 acres in CRP with the balance in a wooded strip that runs along the north and east sides. Tract 3 also has a 40 ft. x 60 ft. x 12ft eve and is a pole frame building with metal roof and siding on it. Currently it is used for storage, it is wired for 110v electricity and has its own meter.
The CRP contract is based on 35.78 total acres at a rate of $273.55 per acre and it expires September 30, 2031.
The property is currently being surveyed, new acreages will be determined, lines established, and descriptions written, once they are available we will adjust our estimated acreage to exact surveyed acreages and use them for the purpose of contract and closing.
TERMS & CONDITIONS: 10% Down day of sale with the balance due and possession given at closing in 30 days or less. The new buyer will receive the entire 2025 CRP payment and pay all the 2025 and future property taxes. (Just for reference the first installment for 2024 property taxes are $749.40 and the second installment is $749.40). There are no current tenants. The cost of title insurance, deed preparation and closing cost will be split 50/50 between the seller and the buyer.
